Real estate commissions for the agents are typically split into two parts: a listing share and a selling share.

On a few occasions, I’ve been approached by recruitment agencies tempting me to switch from Barfoot & Thompson to other popular agencies, promising better pay. Their pitch revolves around the company structure. Barfoot & Thompson operates without franchises, allowing all agents to freely sell any of our listings. Consequently, my chances of selling my listings hover around 35%. Although I secure the listing part of the commission, the remaining 65% often goes to another agent who introduces the buyer. In contrast, other agencies with franchise areas and borders promise chances of selling my listings above 80% and close to 100%, ensuring the selling part of the commission goes to the listing agent as well.

However, after thorough research and calculations, I’ve determined that I am better off with Barfoot & Thompson due to the higher level of trust from vendors, resulting in a greater volume of listings and successful house sales.  Historically, a majority of people in Auckland and on the North Shore opt to sell their property with Barfoot & Thompson. The certainty of achieving a better result, selling for more, and pocketing a substantial sum after the sale outweighs the offerings of other agencies, even when they present sizable commission discounts and free marketing.

All other major agencies in Auckland operate under a franchised model, leading to territorial borders between these franchises. This setup makes it harder for agents from the same company but different franchises to introduce their buyers to properties outside their designated territory. Consequently, the flow of buyers with these agents is significantly restricted, leaving the vendor with the listing agent selling the property to someone attending an open home. This lack of teamwork and minimal contribution from other agents results in fewer buyers, leading to a prolonged sale process and a reduced sale price.

Ask yourself if you are willing to take the risk of substantially underselling your property by choosing another agency.
